Did you know that an applicant can claim a disability that requires you to discount some or all of their past credit, criminal or rental history based on a prior addiction or the effects of untreated mental illness? There’s a lot to know about reasonable accommodation and what you don’t know can get you into hot water. This class covers:

What to do when an applicant submits a reasonable accommodation, either at the time of application or after denial.

  • What is reasonable?
  • What criminal history can pose a reasonable concern for danger to neighbors, the landlord or the landlord’s agent?
  • Caregivers, how to screen them and the forms to use to set up their right to occupy with the tenant
  • Assistance animals – are there any limits?
  • Hoarding and creating a plan of action
  • Mental health issues
  • Requests to ignore bad behavior in the unit if the tenant is getting treatment
  • Domestic violence and reasonable accommodation
  • Lease bifurcation

At the end of this course, attendees should be able to identify the types of accommodations or modifications that a disabled person can request, how to handle each type of request, the documentation that can be required from the tenant to confirm the disability-related need, how to deny an unreasonable request for accommodation and how to manage disabled tenants who violate the rules.

**Tia is a licensed property manager with more than 18 years of management experience in both private and subsidized housing.  She serves as President of the Board of Directors for the Lane County Rental Owners Association, and she Chairs the Programming, Bulletin and Education Committees.

She is President of the Oregon Rental Housing Association, a Chair on the Forms Committee and serves as Secretary for ORHA Education, Inc., another non-profit dedicated to providing impartial fact-based education to both renters and housing providers.

Tia volunteers as an instructor for St. Vincent de Paul's 'Second Chance" program, helping renters with poor history overcome barriers to obtaining shelter.  A few years ago she created a high school curriculum for high school seniors on the rights, risks and responsibilities of tenancy.  Her goal is to get this essential life skills education to all students throughout the state of Oregon.

Tia owns and operates Rental Housing Support Services, LLC, providing education, landlord helpline services, consultation, and support services to housing providers.

Cancellations/Changes and Refunds: Registration fees are non-refundable for non-attendance, late arrivals, and early departures. Fees will be refunded if cancellation or change resulting in a refund is received in writing no later than 1 week before the workshop date. After that date, fees are non-refundable. Substitutions are allowed at no charge.
